The Upper West Side townhouse featured as Meg Ryan’s character’s home in the 1998 film You’ve Got Mail has officially hit the real estate market for $3.95 million.

Located at 328 West 89th Street in Manhattan, the four-story Renaissance Revival-style brick and limestone townhouse served as the exterior of Kathleen Kelly’s home in the beloved movie. Ryan played Kelly, an independent bookstore owner who unknowingly falls in love online with her business rival, Joe Fox, played by Tom Hanks.

The property spans approximately 5,885 square feet and features eight bedrooms, nine bathrooms and 14 rooms. According to the listing from Leslie J.

Garfield, the five-story property, which also includes a basement, is currently configured as seven residential units.

Among its features are a private garden, an owner’s duplex with central air conditioning, high ceilings, and original architectural details. The 20-foot-wide townhouse also sits on a tree-lined block near Riverside Park.

While the home is recognizable to fans of You’ve Got Mail, its Hollywood connection isn’t the only thing that makes it stand out. The property offers an opportunity for its next owner to maintain its current multi-unit configuration or reimagine the space.

Directed by Nora Ephron, You’ve Got Mail was released in 1998 and reunited Ryan and Hanks after their success in Sleepless in Seattle. The film follows two New Yorkers who develop an online romance without realizing they are competing with one another in real life.

More than 25 years later, the movie remains a favorite among romantic comedy fans, and its New York City locations continue to attract visitors hoping to catch a glimpse of the places that helped bring the story to life.
