Grupo Zayat real estate expansion in Mexico, Digi Mart USA News: Grupo Inmobiliario Zayat (GIZ) has expanded its presence in the Mexican real estate market in recent years through the acquisition, development and repositioning of properties. The firm operates under a family office model and competes in a sector that also includes large players such as Fibra Prologis and Fibra Monterrey (Fibra Mty).
Alan Zayat, co-founder of the company, highlighted the importance of commercial and financial relationships during an event marking the firm’s tenth anniversary. He said the group’s trajectory depends on brokers, banks, friends and partners, and that the growth reflects their trust.
Among Grupo Zayat’s recent transactions are the acquisitions of the Prometeo corporate building in Monterrey and the Redwood building in Guadalajara, both previously part of the Fibra Mty portfolio. Fibra Mty announced the sale of both properties as part of its strategy to increase its exposure to the industrial segment, while the purchases allowed Grupo Zayat to expand its office market presence.
As part of its expansion plans, the company aims to reach one million rentable square meters by 2027 through portfolio growth and diversification. Zayat said the company has high-level projects underway and is evaluating new opportunities, including developments with Grupo Carso.
During the same event, Javier Llaca, chief operating officer of Fibra Mty, said some companies have begun selling commercial and office properties to concentrate investments in specialized vehicles, which he said opens opportunities for other participants. He noted that Prologis, Vesta, Next and Fibra Monterrey together hold less than 25% of the market.
Santiago Mijares, vice president of CBRE Mexico, said the industrial segment attracts a significant share of capital flows, although new developments face obstacles related to permits and licenses. Daniel Becker, chief executive of Banca Mifel, and José Iragorri, chief executive of Banco Sabadell Mexico, both pointed to strong demand for industrial properties and said their institutions remain willing to finance projects in the segment.
