flat collapse risk, USA News (London): Hundreds of renters and homeowners across three east London apartment blocks were suddenly evacuated from their homes after being told they faced a risk of collapse. Residents living in more than 200 apartments across three buildings in Canning Town—Centurion Tower, Sovereign Tower, and St Vincent Court—were ordered to leave due to serious structural issues that pose a risk to life. The buildings are less than 10 years old and form part of the Royal Gateway development. Many occupants were evacuated at around 2 a.m. on a Saturday and remain uncertain when they will be allowed to return.
Matt Finch, 38, learned he had to leave his one-bedroom flat, which he purchased as a new-build for £335,000 in 2018, after police knocked on his door in the early hours because he missed a notification sent to a residents’ WhatsApp group. He described being deeply confused and worried, quickly packing a backpack with medication, a couple of outfits, and his laptop to continue working. Mr. Finch, currently establishing his own business, is staying with his father in Kent while worrying about the future of his home in Centurion Tower, where he has hundreds of thousands of pounds invested.
Ashwin Wilson, 44, who has rented a one-bedroom flat in Sovereign Tower for £2,375 a month since 2024, recounted that Newham Council initially offered only a mattress on the floor in a local community centre for one night following the evacuation. He and his wife are currently staying with friends. Mr. Wilson noted that his landlord has been generous, offering to end the tenancy and refund the remainder of the month’s rent, but pointed out a total lack of communication regarding ongoing developments or expense reimbursements as they scramble to find short-term accommodation.
The evacuation followed a letter distributed to residents warning that structural problems within the buildings could result in a collapse. Prime Property Management, the firm managing the development, stated that the danger is connected to cracks and sagging in transfer slabs located beneath the three blocks. The Royal Gateway development was constructed by British housebuilder Galliard in 2018. Transfer slabs support the weight of columns and walls above them, and the current situation mirrors issues that prompted an evacuation at the Stratford Halo estate in east London the previous Christmas.
Newham Council confirmed it established a rest centre and supplied emergency shelter on the night of the evacuation, urging residents to contact Prime Property Management for additional assistance concerning long-term alternative lodging. Prime Property Management acknowledged the immense difficulty of asking people to leave their homes, stating that the decision was necessary because safety remains their immediate priority and that they are working to allow residents to return as quickly as possible once safe.
