Short-term rental listings in Île-de-France, Digi Mart USA News (Île-de-France, France): The number of Airbnb listings rented “all year” is rising in Île-de-France, according to a study by the Institut Paris Région. Tourist rentals rented more than 120 days a year reached 52,900 listings in 2025, including 29,000 in Paris.

The study uses data from AirDNA, which counts 139,400 active Airbnb listings in Île-de-France in 2025, half of them in Paris (71,700). Those listings fell 17% from 2024, a year when the Olympic and Paralympic Games caused a spike in new listings, but rose 24% compared with 2023.

Of these listings, 52,900 are rented more than 120 days a year, a figure that has doubled since 2019. Their share has grown “since the end of the health crisis and reached a historic high of 38% in 2025,” the study notes.

The Institut Paris Région uses the 120-day threshold, beyond which a dwelling changes from a primary residence to a secondary residence under French law. The institute concludes that the drop in listings between 2024 and 2025 reflects only an “evaporation” of rooms in private homes and occasional rentals offered exceptionally for the Games.

In Paris, long-term listings rose by 10,000 in two years to reach 29,000 in 2025, “the highest level observed so far,” according to the institute. They now represent nearly 41% of all Paris listings on Airbnb and 72% of nights booked in the capital, the study says.

This sharp increase comes as the Paris city government has tightened regulations on furnished tourist rentals, but fines have only been multiplying since 2026.

In 2025, Île-de-France set records compared with 2024 for nights booked (16.7 million) and occupancy rates: half of active listings had at least 97 nights booked, according to AirDNA data.

AirDNA uses automated data extraction (scraping) from major platforms such as Airbnb, Booking and Abritel to estimate the number of available listings and monthly bookings for each. The Institut Paris Région chose to focus solely on Airbnb listings to avoid possible duplicates, and excluded hotel-type accommodation, non-residential listings and mobility leases.
