Airbnb long-term rentals in Paris and Île-de-France, Digi Mart USA News (Paris and Île-de-France, France): Have Paris and the Île-de-France region lost their battle against Airbnb? According to a study by the Institut Paris Région (IPR) using data from AirDNA, the number of tourist rentals rented “long-term,” meaning more than 120 days a year, grew across Île-de-France between 2023 and 2025, particularly in Paris.

AirDNA, a firm that specializes in statistical analysis of short-term rentals, counted 139,400 active listings in Île-de-France in 2025 on the Airbnb platform, half of them in Paris (71,700). This figure of active listings in the region fell 17% compared with 2024, a year when the Olympic and Paralympic Games caused a peak in new listings, but it jumped 24% compared with 2023.

Of these listings, 52,900 are rented more than 120 days a year, a figure that has doubled since 2019. Their share has grown “since the end of the health crisis and reached a historic high of 38% in 2025,” the study notes.

The IPR uses the 120-day threshold, beyond which a dwelling changes from a primary residence to a secondary residence under French law.

The institute concludes that the drop in the number of listings between 2024 and 2025 reflects only an “evaporation” of rooms offered by residents and occasional rentals offered exceptionally for the Games.

10,000 more “long-term” rentals in two years for Paris. Paris in particular saw its number of “long-term” rentals rise by 10,000 in two years to reach 29,000 in 2025, “the highest level observed so far,” according to the institute.

“They now represent nearly 41% of all Parisian listings offered on Airbnb and 72% of the nights booked in the capital,” the study adds.

This strong increase comes as the Paris city hall has tightened regulations on tourist furnished rentals, but fines have only been multiplying since 2026. The year 2025 broke the 2024 records for nights booked in Île-de-France (16.7 million) and occupancy rates: half of active listings had at least 97 nights booked, according to AirDNA data.
