Airbnb long-term rentals in Île-de-France, Digi Mart USA News (Île-de-France, France): The number of tourist rentals let “for the year,” meaning more than 120 days annually, has risen in Île-de-France between 2023 and 2025, particularly in Paris, according to a study by the Institut Paris Région (IPR) that uses data from AirDNA.
AirDNA, a firm specializing in statistical analysis of short-term rentals, counted 139,400 active listings in Île-de-France in 2025 on the Airbnb platform, half of them in Paris (71,700). The number of active listings in the region fell 17% compared with 2024, a year when the Olympic and Paralympic Games caused a spike in new listings, but it jumped 24% compared with 2023.
The institute concludes that the decline in listings between 2024 and 2025 reflects only an “evaporation” of rooms within homes and occasional rentals offered exceptionally for the Games.
Of the 139,400 active listings in Île-de-France, 52,900 are rented more than 120 days a year, a figure that has doubled since 2019. Their share has grown “since the end of the health crisis and reached a historic high of 38% in 2025,” the study notes.
The IPR uses the 120-day threshold, beyond which a dwelling changes from a primary residence to a secondary residence under French law.
In Paris in particular, the number of long-term rentals increased by 10,000 in two years to reach 29,000 in 2025, “the highest level observed so far,” according to the institute. “They now account for nearly 41% of all Parisian listings offered on Airbnb and 72% of nights booked in the capital,” the study adds.
This sharp increase comes as the Paris city government has tightened regulations on furnished tourist rentals, although fines have only begun to multiply since 2026.
